The booking will be deemed to have been accepted from the person named as ‘lead name’ on the booking form or stated as such in any telephone booking. A binding contract between us (Tudor Holidays and the lead name) will come into existence once we receive your deposit, any other members of the party will be deemed to be guests of the lead name and his/her family. The contract shall be subject to English law and we both agree to submit any dispute to the exclusive jurisdiction of the Courts of England and Wales. In all cases these Conditions of Hire form the basis of your contract.

If we are able to re-let after you have paid your balance-of-hire money, we will refund the whole or part of that money up to a maximum of the hire charges we receive on re-letting.
Liability
Tudor Holidays will not in any circumstances accept liability for disruption of travel arrangements or damage to holiday expectations caused by “Force Majeure” (as described below).
All the facilities listed for The Granary & Tudor Cottage will usually be available to use, but we cannot be held responsible or refund any monies if something listed is temporarily unavailable for any reason.
Force Majeure
We regret we cannot accept liability where the performance of our contractual obligations is prevented or affected by or you otherwise suffer any damage, expense or loss of any nature as a result of “force majeure”.
In these Terms & Conditions, “force majeure” means any event which we could not, even with all due care, foresee or avoid. Availability
Tudor Holidays (the owners) have the right to refuse to hand over accommodation to any person(s) who, in our reasonable opinion is not suitable to take charge of it. In such cases, all hire charges paid will be refunded in full, the contract shall be terminated and we will have no further liability.
If, in the reasonable opinion of ourselves, any person(s) is not suitable to continue the holiday because of unreasonable behaviour, damage to property or danger or significant annoyance to others, the contract may be terminated, in which case we will have no further liability. In this event, you will remain liable to pay the hire price and no refund shall be due.
Damage to the property You will be liable for any damage caused in the property during the period of hire. We (the owners) have the right to enter any accommodation (without prior notice if this is not practical or possible) if special circumstances or emergencies arise (for example if repairs need to be carried out). You will be invoiced for any costs involved in repairing any damage caused and we will be entitled to recover the full amount of our administrative and legal costs and any expenses incurred in recovering any unpaid invoices.
Wheelchair/disabled persons
Unfortunately Tudor Cottage is not accessible for wheelchair users. To ensure the accommodation booked is suitable for visitors with a disability, it is essential that all booking applications from parties including people with special needs provide us with details of those needs.
Pets
I’m afraid we can’t accept pets of any kind in the cottage, not because we don’t like them (we have cats and dogs ourselves) but because we have a lot of guests with asthma or other allergies who book with us specifically because we don’t. All the pillows and duvets are hypo-allergenic for the same reason and if required we will also remove the small bedside rugs and any dried flowers from the cottage.
Smoking
Both cottages are strictly no smoking, but you are welcome to smoke outside if you need to. If anyone is found to be smoking inside the properties the contract will be terminated, in which case the group/party will be asked to leave we will have no further liability. In this event, you will remain liable to pay the hire price and no refund shall be due. We may also pursue a claim against you for any cleaning or redecoration required, to rid the house of the smell of cigarettes.
Your vehicles
Your vehicles and their accessories and contents are left entirely at your risk. We (the owners) will not be responsible for any loss or damage from or to any vehicle from any cause whatsoever other than in the case of our negligence.
Website and advertisements
We aim to ensure that the information and descriptions provided are accurately conveyed on the official website and any authorised third-party websites or advertisements. There may be small differences between the actual accommodation and its description as we are always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services become unavailable, and if this is the case we will tell you as soon as reasonably practical after we have been made aware of the situation. Similarly we cannot accept responsibility for any changes or closures to local area amenities or attractions mentioned on the website or advertised elsewhere.
Please notify any shortcomings with your property to us immediately so that remedial action, if appropriate, can be taken.
